Rental Inspections

This lead paint inspection requires a Dust Inspection, which is generally conducted in a vacant unit prior to occupancy by a tenant. This inspection must be done before a new tenant moves into your rental property.
A lead inspector collects dust samples from each room and livable space in the unit where children may be exposed to the dust. Each dust sample must be analyzed by a qualified laboratory, and the results must fall below specified levels. In general, testing for
lead contaminated dust is most likely to be successful in a clean, well maintained property. Flaking or chalking lead paint on windows, in particular, may be an important source of lead dust in a unit.

This inspection does not certify that there is no lead in the home its is just to verify the hazard has been reduced.

Limited Lead free

Landlords are required to show at minimum a limited lead free environment in apartment, house, or rental unit. Once inspected and corrections completed, the landlord will receive a limited lead free certificate needed to present to the Maryland Department of the Environment and register their property. A valid rental license can then be obtained from the jurisdiction.

There cannot be any defective paint on the exterior, common areas or 75 feet from property such as garages and sheds. The certification is valid for up to 2 years or until there is a change of tenancy. A Visual inspection must be repeated prior to the 2 year period or before the next tenant moves in.

Lab Analysis

Lab analysis results are sent to different labs with reputable and efficient results. Using Our technicians use specialized Ghost Wipes or paint chips to gather samples of potential lead dust and the laboratories use flame atomic absorption to determine the level or absence of lead in the samples.
