How a homeowner or landlord prepares for a lead inspection:
These areas must be clean and dust free
Testing is done when a sample of dust is wiped from windowsills in each bedroom 14.5″ x 2″.
You must clean all window sills in every bedroom, bathroom, living room, kitchen, dining room, first step of each staircase, floor sample at the top of the stairs called Hallway Floor sample (24″ x 12″), floor sample in a bathroom (24″ x 12″), window sill in a washing machine room or basement and if there is no windowsill, you should wipe the floor where the room starts at a door or at the bottom of the stairs.
Cleaners will provide photos of areas that were cleaned.
If you see there is any chipping or peeling paint that is obvious on any of the surfaces that are being cleaned, paint should be applied over the window sill, to cover up the chipping or peeling area. Technically these improvements should be done by a licensed lead abatement company unless you have yet to be a landlord and can be done by the owner.
